Nobody can give you an honest figure without seeing the place — it depends on the scope, the state of the pipework and the materials. Here's how we do it: the online estimator gives you a rough range right away, then we come and measure free of charge and put together an itemised budget with a fixed price. That price goes into the contract and doesn't change at the end.
The fixed price covers the whole agreed scope. If something turns up that wasn't visible at the site visit — usually hidden pipework or wiring — we stop, show it to you and price the fix in writing first. Nothing is done or charged without your say-so.
It depends on the scope, so we won't promise a date from behind a desk. After the measurement you get a work schedule along with the fixed price, and it's part of the contract. We keep to our dates — our own people do the work, so we're never waiting on subcontractors.
Yes. In a panel building we tear out the old umakart core and build a new brick bathroom; in a brick flat we can change the layout too. We've also worked on listed buildings, including the paperwork for the heritage authority.
